Aitchison Raffety are delighted to announce secured consent for a residential redevelopment for 37 apartments in a five storey building at the former Hurst Road Health Centre in Walthamstow, London.

We were initially instructed to provide a Planning Appraisal investigating development options for the Health Centre, which had become surplus to NHS requirements. The Appraisal identified the potential for residential redevelopment which was broadly supported by local policies.

Our Solution

Next, we entered into pre-application discussions with the Council which provided useful feedback relating to the principle of residential development and established the general scale and massing of the new building. A public consultation was undertaken, which included discussions with the local MP and the scheme was revised where appropriate in response to the comments.

 

Outcome

Following the successful pre-application submission, we assembled the project team, prepared the Planning and Heritage Statements, and managed the submission of the planning application. The final layout, contributions and affordable housing were negotiated with Officers who recommended approval, which was supported by the Members at the Planning Committee.

The proposed redevelopment optimised a previously developed, but largely redundant site, to provide much needed housing in a sustainable area. A high quality design was achieved, which despite the significant increases in scale and massing will enhance the character and appearance of the site and wider context. This subsequently led to a successful instruction to sell the property which was completed by Kevin Rolfe shortly after the granting of planning permission.
