The Dower House, Hertfordshire

Following instructions from a client who had purchased The Dower House in 2021, our Commercial Agency team was appointed to let the Grade II listed building in the market town of Berkhamsted, Hertfordshire, as it was surplus to their needs.

The property was in use as an office building and since it was under the new Use Class E, other uses were permitted. With a number of interested parties for office use, with a prominent frontage on the High Street, an offer was made for the building to be used as a café.

Having checked the Title documents, our client realised that permission was for offices only and with our expertise, we were able to support their change of use request. Our team were able to consent to the use and following meetings with the tenant and other owners, acceptable agreement terms were in place to amend the permitted use.

Without the knowledge and experience of our Commercial Agency team, this transaction could have proved more difficult.
